While buying a house I think we get it wrong
First we need to see per sq feet rate and how many sq feet we are willing to buy all keep +100 sq feet extra in mind once we are done here we be able to select location accordingly first there would be best location but house not so good and this is a inverse ratio location quality would start falling and house quality would start rising there should be a standard decided beforehand that I won't go below this after this layout is complete we need to start looking for the properties above the median this way we get the best value for our money in this example 1200 sq feet you are willing to settle andheri current rate is 38000 this is the average which sum up to 4.5 cr and you are willing to go down till borivali so any thing in malad premium pocket and above is good let's say you choose goregaon average max is also 32500 per sq feet even luxury apartment will still be cheaper by 3k to 4k per sq feet. If we choose our house by locality our budget increases if we select by budget our house chalu hote hi khatam ho jata hai i think this is the perfect criteria for buying or renting any house anywhere in India.
